The Clearwater Township Board of Supervisors had a busy evening with zoning issues at its last monthly meeting in August.
The first issue was a request by Pat Fisher on property west of Hwy. 24 and south of 127th Street. She wanted to appeal a 2015 decision by the board and allow a 16-acre lot to be split into a six-acre and 10-acre lot, and also shift a building entitlement from a 64-acre land resource lot to the six acre lot.
Supervisor Scott Miller suggested taking four acres from the 64-acre parcel to create two 10-acre lots, which would be more acceptable to the county zoning department.
Supervisor Rose Thelen felt the 64-acre lot should remain that way, without the building entitlement.
Supervisor Bill Langenbacher said the Fishers had already received a variance to go smaller than 40 acres and were now asking to go even smaller, which would not be compatible with the Land Use Plan.
After further discussion, Miller made a motion to recommend creating two-10 acre lots and move the building entitlement to the eastern lot.
He and Langenbacher voted in favor of the motion. Thelen voted against.
The issue goes before the county next for its approval.
The board recommended approval for Shalynn Reid for a conditional use permit for a yoga/fitness studio to include wellness and nutrition education and possibly massage therapy in the existing commercial building located behind the future Kwik Trip station off Hwy. 24 just south of I-94.
The board recommended approval for a variance for Carlos Lopez (15931 Forsythe Ave.) to turn an existing deck into a four-season room and add a 10’x12’ expansion on the side of the home.
The board also recommended approval of a variance for John Schacherer to build a 36’x45’ shed, which is 200 sq. ft. more than currently allowed, on his property on Gunderson Ave. Schacherer also wants to build the shed closer to the road than allowed.
The board gave its approval as long as the shed is at least 65 feet from the centerline of where the township road is traveled, and that he remove the existing garage and shed.
The county will have the final decision.
