A multi-unit apartment building is being proposed for downtown Clearwater.
Last Tuesday, members of the Clearwater Planning Commission reviewed a proposal by Gohman Construction to build a 52-unit apartment building and two accessory garage buildings on Main Street at Clearwater Estates. The site is currently the home of maintenance buildings for the golf course.
Access to the proposed development is provided from a connection onto Main Street across from Kothman Circle.
The main structure is a 23,309 sq. ft. apartment building with a mix of unit sizes ranging from 729 sq. ft. to 1,005 sq. ft. The garage buildings are 4,390 sq. ft. each.
City standards for 52 residential units require a minium of 130 parking spaces, with 52 spaces enclosed. The applicant is proposing 134 spaces, with 66 enclosed.
The apartment building is proposed to be constructed using a mix of concrete masonry, cultured stone and a variety of steel siding colors with wood grain finish. The garages will use similar design and materials.
The site is currently zoned R-1 residential and would be rezoned to a Planned Unit Development (PUD). It would also require creating one lot from two existing lots: Outlot A from Clearwater Estates and Outlot B from Clearwater Estates Plat Two.
Since there was no voting quorum at last Tuesday’s meeting, the commission did not vote on the rezoning, combining the two lots, a final plat, PUD or site plan to make a recommendation to the city council. That vote will take place at a future meeting.
