The Clearwater City Council Monday approved the site plan for Blaine Brothers for a trucking facility just south of the Heaton Blvd. and Shorty Street intersection.
The proposed industrial building (39,353 sq. ft.) will accommodate major vehicle repair, office, warehouse and accessory open storage.
The site is currently comprised of two separate lots. The structure will be built on the larger parcel. The smaller parcel provides access to Heaton Blvd.
Drainage from the site will go into the existing stormwater pond, which is located on the northwest corner of the property.
The building will not exceed 33 feet at its highest point and will be constructed of pre-cast concrete wall panels, the majority white with red trim.
The building will be located towards the southwest corner of the property with parking for smaller vehicles on the northeast and southern areas. Larger sparking stalls for trucks and semis will be located towards the southeast area of the lot. A total of 168 parking spaces is required for the site.
The Clearwater Planning and Zoning Committee held a public hearing Feb. 12 and March 12 to review the plan and make comments.
They recommended approval of the plan after some discussions regarding the landscape plan. The site will have trees for screening on the north and east lot lines. There is an existing line of trees on the south lot line.
The property is currently listed as commercial in the land use plan and is zoned light industrial. That will have to be changed at a future date so the land use and zoning is the same.
The lots will also have to be combined.
The council’s only concern was whether the existing stormwater pond could accommodate all the new blacktopped area.
Engineer Joe Pelawa from Bolton & Menk said unless there is a major spring melt/rain event, there shouldn’t be an issue.
