AMENDMENT to the Sherburne County Zoning Map to Rezone the following described property from an Industrial District to a Commercial District as requested by Benjamin and Sarah Hafdahl and World of Wheels Properties, LLC.

That part of the Southeast Quarter of the Northeast Quarter and the Northeast Quarter of the Southeast Quarter of Section 23, Township 33, Range 28; Sherburne County, Minnesota described as follows: Commencing at the southeast corner of said Southeast Quarter of the Northeast Quarter; thence North 43 degrees 05 minutes 48 seconds West assuming the east line of said Southeast Quarter of the Northeast Quarter ‘bears North 0 degrees 08 minutes 04 seconds East, a distance of 479.20 feet to a point hereafter known as Point A; thence North 89 degrees 51 minutes 56 seconds West, a distance of 159.25 feet to the point of beginning of the land to be described; thence continue North 89 degrees 51 minutes 56 seconds West,  a distance of 170.81 feet to a line parallel with the west line of said Southeast Quarter of the Northeast Quarter drawn south from the midpoint on the north line of said Southeast Quarter of the Northeast Quarter; thence South 0 degrees 01 minutes 33 seconds West along said parallel line to the northerly right of way line of U.S. Highway No. 10 and 52; thence easterly along said northerly right of way  to the intersection of a line bearing South 0 degrees 08 minutes 04 seconds West from said Point A; thence North 0 degrees 08 minutes 04 seconds East to a line parallel and distance 66.00 feet northeast of the northerly right of way line of U.S. Highway No. 10 and 52; thence westerly along said parallel line to the intersection of a line bearing South 0 degrees 08 minutes 04 seconds West from the point of beginning; thence North 0 degrees 08 minutes 04 seconds East to the point of beginning.
