SECOND NOTICE OF POSTPONEMENT OF MORTGAGE FORECLOSURE SALE

NOTICE IS HEREBY GIVEN, that the mortgage foreclosure sale because of the default in that certain mortgage dated August 25, 2017, executed by Jeremy Peebles, a single person, as Mortgagor, to First Minnesota Bank, n/k/a CorTrust Bank N.A., as Mortgagee, and filed in the Office of the Registrar of Titles for Sherburne County on September 8, 2017, as Document No. 54116, HAS BEEN POSTPONED pursuant to Minn. Stat. 580.07.  The legal description of the property is as follows:

Beginning at the Northeasterly corner of Lot 47 in the Plat of Second Wildwood Addition, thence Southeasterly on the extension of the Northeasterly line of said Lot 47, a distance of 20 feet; thence Southwesterly parallel to the Southeasterly line of said Lot 47 a distance of 154.5 feet to the Northerly right of way line of the road as platted in the Plat of Wildwood Addition; thence Northwesterly along the northerly line of said road a distance of 20 feet to the Southeasterly corner of said Lot 47; thence Northeasterly along the Southeasterly line of said Lot 47 a distance of 154.5 feet to the point of beginning, being a part of Government Lot 3, in Section 22, Township 35, Range 29, in Sherburne County, Minnesota.

That part of Government Lot Three (3), Section Twenty-two (22), Township Thirty-five (35), Range Twenty-nine (29), in Sherburne County, Minnesota described as follows: 

Commencing at the Northerly corner of Lot Fifty-four (54), Wildwood Addition in Government Lot Three (3) of Section Twenty-two (22), Township Thirty-five (35), Range Twenty-nine (29), in Sherburne County, Minnesota, thence Northeasterly on a continuation of the Northwesterly line of said Lot 54, a distance of 33 feet to the Northerly road limits of the road in said plat of Wildwood Addition; thence Northwesterly along the Northeasterly line of said road a distance of 237 feet to the point of beginning of the tract to be described; thence Northeasterly at right angles a distance of 154.5 feet to an intersection with the Northeasterly line of Lot 47, in the plat of Second Addition to Wildwood Addition extended; thence Northwesterly along the extension of said Northeasterly line of Lot 47 to a point 20 feet Southeasterly, as measured along said line, from the Southeasterly line of said Lot 47; thence Southwesterly parallel to the Southeasterly line of said Lot 47 a distance of 154.5 feet to the Northerly line of said road, thence Southeasterly along said road a distance of 145 feet, more or less, to the point of beginning according to the U.S. Government Survey.

That part of Government Lot Three (3), of Section Twenty-two (22), Township Thirty-five (35), Range Twenty-nine (29), described as follows: 

Commencing at the Northerly corner of Lot 54 of Wildwood Addition in said Government Lot Three (3), thence Northeasterly on a continuation of the Northwesterly line of said Lot 54, 33 feet to the Northeasterly road limits of the road in said plat of Wildwood Addition, said point being the point of beginning of the land herein conveyed; thence Northwesterly along the Northeasterly line of said road 237 feet; thence Northeasterly at right angles to said road 154 feet; thence Southeasterly and parallel to said road a distance of 237 feet, more or less, to a point on the Northeasterly line of said Lot 54 extended Northeasterly thence Southwesterly 154 feet to the point of beginning EXCEPT: That part of Government Lot Three (3), of Section Twenty-two (22), Township Thirty-five (35), Range Twenty-nine (29), described as follows:  Commencing at the Northerly corner of Lot 54, of Wildwood Addition in said Government Lot Three (3), thence Northeasterly on a continuation of the Northwesterly line of Lot 54, 33 feet to the Northeasterly road limits of the road in said plat of Wildwood Addition, said point being the point of beginning of the land herein conveyed; thence Northwesterly along the  Northeasterly line of said road 137 feet; thence Northeasterly at right angles to said road 154 feet; thence Southeasterly and parallel to said road 137 feet to intersect with the Northeasterly extension of the Northwesterly line of Lot 54; thence Southwesterly along said extension 154 feet to the point of beginning.

That the Sheriff's Sale had been scheduled for the 19th day of March, 2020, at 10:00 o'clock a.m., at the Sherburne County Sheriff’s Office located at 13880 Business Center Drive N.W., Suite 100, in the City of Elk River, State of Minnesota.  The Sheriff’s Sale was then postponed to the 28th day of May, 2020 at 10:00 a.m. THAT THE PROPERTY WILL NOW BE SOLD BY THE SHERIFF OF SHERBURNE COUNTY AT PUBLIC AUCTION ON A DATE AND TIME CURRENTLY UNKNOWN at the Sherburne County Sheriff’s Office located at 13880 Business Center Drive N.W., Suite 100, in the City of Elk River, State of Minnesota, to pay the debt then secured by said mortgage and taxes, if any, on said premises and the costs and disbursements allowed by law, subject to redemption by the mortgagors, their personal representatives or assigns within six (6) months from date of sale.           

TIME AND DATE TO VACATE PROPERTY:  If the real estate is an owner-occupied, single-family dwelling, unless otherwise provided by law, the date on or before which the mortgagor(s) must vacate the property if the Sheriff’s sale is not further postponed, the mortgage is not reinstated under Section 580.30, the property is not redeemed under Section 580.23, or the redemption period is not reduced under Section 582.032 is 11:59 p.m. on a date currently unknown.
