YOU ARE NOTIFIED:
1. Default has occurred in the Contract for Deed ("Contract") dated October 1, 2013 and recorded on October 9, 2013, as Document Number 779383, in the Office of the County Recorder of Sherburne County, Minnesota, in which Daniel E. Evans and Julie A. Evans, as Seller, sold to Chance C. Jordan, as Purchaser, the real property in Sherburne County, Minnesota, described as follows;
Lot Two (2), Block One (1), Majestic Ridge, according to the plat on file and of record in the office of the County Recorder, in and for Sherburne County, Minnesota.
2. The default is as follows;
a. Purchaser failed to make the required $1,519.86 monthly Contract for Deed payments of principal and interest owed to Sellers on February 1, 2016, March 1, 2016, April 1, 2016, May 1, 2016, June 1, 2016, and July 1, 2016, totaling $9,119.16 in unpaid regular contract payments.
b. The Contract for Deed requires Purchaser to escrow with Seller on a monthly basis, 1/12 of each year's real estate taxes, to be paid with each monthly Contract for Deed payment. Purchaser failed to pay the required $236.67 monthly payment for real estate taxes due on February 1, 2016, March 1, 2016, April 1, 2016, May 1, 2016, June 1, 2016, and July 1, 2016, totaling $1,420.02 in unpaid real estate taxes.
c. The Contract for Deed requires Purchaser to escrow with Seller on a monthly basis, 1/12 of each year's premiums for property insurance, to be paid with each monthly Contract for Deed payment. Purchaser failed to pay the required $313.92 monthly payment for property insurance premiums due on February 1, 2016, March 1, 2016, April 1, 2016, May 1, 2016, June 1, 2016, and July 1, 2016, totaling $1,883.52.
d. The Contract for Deed also provides for a late charge of 4% of the delinquent payment to be added to each monthly payment more than 15 days late. Purchaser is more than 15 days late in his payments that were due February 1, 2016, March 1,2016, April 1, 2016, May 1,2016 and June 1, 2016, and owes $82.82 as a late charge for each such month, for total late charges owed of $414.10.
e. Purchaser failed to pay a portion of interest accrued on the unpaid Contract balance through
January 31, 2016. and owing, totaling $112.18.
As of the date of this Notice, Purchaser has failed to pay a total of $12,948.98 owed to Seller pursuant to the terms of the Contract for Deed.
3. The school board continued Discussion of Preliminary Goals for the 2017-18 School Year. High School Principal Sandy Logrono and Assistant Principal Mark Kolbinger provided a presentation to review current post secondary opportunities.
